What exactly do you need to have covered when renting out your Edinburgh property? As a private landlord, you are required to ensure that a safety inspection is undertaken at all of your properties at least every five years as a minimum or with each change of tenancy. Scottish law states that private landlords are legally required (under sections 13(4A) and 19B(4) of the Housing (Scotland) Act 2006) to ensure that all their properties are electrically safe and checked by a certified Edinburgh electrician.

Along with electrical checks being undertaken, it is also a requirement for any electrical fixtures, fittings or appliances to be checked & certified that they are in a suitable state of repair for continued use. Anything which is checked and deemed not up to par must immediately be either repaired or replaced. Your PAT test (Portable Appliance Test) will also take place and will test any portable appliances which come as standard with the property as part of the rental agreement. If your Edinburgh property has recently had a full or partial home rewire or if it is a new build then you may have a slightly different Electrical Installation Certificate as opposed to an EICR.
