What is electrical certification & why is it important? An EICR certification is a peace of mind inspection and guarantee process, undertaken to ensure that your Edinburgh property’s electrical system is working as safely and efficiently as possible.  An EICR (Electrical Installation Condition Report) can essentially identify any damage, deterioration or defects which may pose a threat to your property’s electrical safety. This detailed report undertaken by a qualified and certified Edinburgh electrician will involve turning off the main supply of electricity for a short period of time in order to safely test circuits and identify any potential problems.

The main purpose of an Electrical Installation Condition Report (EICR) is to test and determine whether the electrical system meets all safety requirements and if it is suitable for further use (both in terms of reliability and most importantly safety). EICR reports are commonly required should you be looking to sell your Edinburgh property as it helps potential home buyers ascertain the state of the electrical system and determine whether they would require an Edinburgh electrician to complete a full or partial home rewire.

Electrical testing and certification is of course vital for home safety, but it is of paramount importance should you be a landlord or if your Edinburgh property is being used commercially. The Landlord and Tenant Act 1985 states that landlords or agents acting on their behalf, are responsible for tenants’ electrical safety. This legal requirement means a regular electrical inspection and EICR need to be completed every 5 years or with each change of tenancy. For privately owned homes, the NICEIC recommends that an EICR is carried out every 10 years if your Edinburgh property is a privately-owned.

Typically an EICR test can take anywhere between 1.5 – 4 hours for your expert Edinburgh electrician to complete depending on the size of your property, the numbers of circuits and complexity of your electrical system.

Once your NICEIC approved Edinburgh electrician completes the inspection and your EICR is completed, they will provide you with a report outlining the overall condition of your electrical installation with any recommendations should your system need improvements.
